When looking for a REALTOR to List your Home, be sure that you understand what the Agent and their Company commits to do for you.  All agencies are not created equal.  Some companies are less than full service companies. 
                    
Very Important:
Some Realty Companies offer Buyer Agents (the ones with Buyers) little or no incentive to bring their Buyers to look at your home.  Your Home could sit for a long time with no Lookers.

You need Qualified traffic, someone who has been qualified as a Buyer (not just a looker) and has also been qualified for a loan as well.  You cannot get this quality of Buyer traffic with a classified ad.
                   
Should you try to sell your own Home ?
         
Some brave Sellers ask themselves , "do I need a REALTOR  to Sell my House, or do I try to Sell my Home myself ? "

When Selling your own Home, you have NO KNOWLEDGE of the people that you are welcoming into the Privacy of Your Home.  They may just be Lookers, they may be Casing Your Home for your valuables.  You just do not know.
       
Screening of potential Buyers:
    
One of the most important things that I do as a Agent is to obtain identification of all "potential Buyers" and to post it with my broker's office before taking them into Sellers homes
           
Without a Home Loan Approval the Buyer has no knowledge as to what price Home they can afford.  All Buyers are encouraged to obtain Home Loan Approval prior to shopping for a home.

Agents can also get into uncomfortable or dangerous situations when working with people that they have not taken the time to check out.  People (Buyers?) are not always what they would like you to believe.  It is much safer to know who you are working with !
