Means, when someone is making a purchase, they had better understand
what they were doing or they could get Burned.
Federal, State and Local Laws and Courts Have Now Taken the Position of Siding With & Protecting the Buyer from the Unscrupulous, Dishonest or Forgetful Sellers. Buyers Home Inspections: When Home Inspections are required by the Buyer, They are Best Conducted Between the Buyer and the Inspector. See Home Inspections. Resolving Non Disclosed Issues After Closing: After closing, and the Buyer is in 'their' new home, it can be much more difficult for you to just get something fixed. Now you also must work with the new buyer and/or their lawyer. Do it correctly the first time. It is much easier. Disclosing: To avoid possible future litigation, The Seller must disclose any situations for which the Buyer may later feel Duped or Cheated. The Seller is to fill out the Sellers Disclosure themselves. Be complete and straight forward. If issues or problems arise later in the process, you should disclose them prior to closing. You are now in control.No Agent wants to be part of a Libel Suite. In fact, an Agent must assure that Buyers are aware of any issues known to the Agent.
