There is a Seller's Side and a Buyer's Side to any Transaction
  • The Listing: Makes the Sale of your Home visible to many Buyers
The Listing Agency charges a fee to List your Home and make it available in the MLS.  This fee is shared by the Selling Brokerage and your Selling Agent.
  • Buyer Agents: Bring Clients to view and purchase your Home
Why would they come?  You offer an incentive to the Buyer's Agent to bring their Clients (Buyers) to your home.  This incentive is in the listing agreement that you sign with your listing agent.
         
Agents are independent business people with all of the expenses of running a small business.   They are not employees.   They "Contract" to Brokerages to assist the Broker in the business of buying and selling homes.  Agents are compensated via commissions paid to the Brokerage after Buying or Selling Homes.
The Buyer's Agent (just like the Seller's Agent) earns a living by completing their portion of the deal, which results with the purchase of a Home.  Only after the Closing do the agents and brokers get paid for what they have accomplished.             
 
When you list your home for sale, a decision is made .... How Much commission do you want to Offer to the Buyers side. The Buyers commission you specify is entered in the MLS system for agents (only) to see.
 
        
Agents are very motivated by commissions. The larger the commission, the more they are motivated. The average commission for the the Buyer Side (which is split with the Buyer Broker) is 3%.  This is where the typical 6% fee comes from. (3% + 3% = 6%).
        
Offer a Larger Commission to the Buyer's Side and Agents will try harder to get their Buyers to come and see your Home

Some Sellers offer 4%, even 5% "Buyers Commission".  This will not guarantee a quick sale but it will encourage Buyers Agents to bring their Buyers.  This will increases the potential for a sale.

Have you done the things you need to do to get your home ready to Sell.  If so, you are in a great position to get your home sold much earlier than those that did not.
 
A bad first impression may prevent a Buyer from returning for a second look.  Be ready.  Stay in the Game.
