Title Search: 
A close examination of all public records that involve title to a specific property.  The person conducting the search looks at items such as past owners and deeds, wills, trusts, mortgages, judgments, and other liens.  The search is conducted to verify that there are no liens or other claims against the property other than those scheduled to be erased at closing if done for a purchase. A title search verifies that all former owners have formally given up their rights to the property.
             
       
Title Insurance:

To protect a lender or owner against loss in the event of a property ownership dispute. In our market normally the Seller pays to purchase the Title Insurance for the Buyer.

Buyers Protection Letter:

This letter is issued by the Title Company. It Provides protection for the loss of escrow monies due to fraud or dishonesty of the escrow agent.

To improve your protection:

Specify in your offer (as a contingency), "a Buyers Protection Letter must be issued by the Title Insurance Company".  If the Title Insurance Company resist, you may want to consider other options.
