The truth is, there is no way to know
exactly how the seller might respond to
your offer.  It depends on so many things. 

It may be a very hot market or it may be a buyers market.  The seller may have a lot of time and just testing the water, or they may be in a bind and just need an offer.

This is usually a very emotional time for the home buyer.  You may want this house very much.  Now you must decide what kind of offer to make.  Your Buyers Agent will be more analytical about the situation and can be a big help to you in writing a good sound offer. 

Your offer might work, or the seller may counter.  You could accept or counter the sellers counter.  In the game of negotiations, money is just one of the factors to consider.  Time may be very important.  You may want the swing set to stay, or the old storage building removed.  You can negotiation almost anything, and it might be worth the effort.

When you finally come to an agreement and have a contract (signed by both parties), there are other issues to resolve like finalizing that loan, home inspections, etc.
